Due diligence
Pre-acquisition and pre-lease surveys of mechanical and electrical services, backed by physical testing validations where the paperwork doesn't add up. Know the condition, capacity and cost before you sign.

Demystifying services
Design reviews and second opinions on proposals, tenders and landlord information. We lead the briefing process and explain what the drawings actually mean for your budget and programme.
Clear documentation
We don't use 300-page NES or NBS boilerplate specifications that contractors never read. Every document states plainly what is required — which means it gets read, and gets built.
Witnessing & handover
Independent witnessing of testing and commissioning, and validation of the landlord's or contractor's commissioning information. Especially valuable in new buildings, where BMS, water quality and balancing issues are common.
Director-level representation
Peter Gardner attends your design team, contractor and landlord meetings personally. Understanding the other side's motivations — landlord or tenant — means interfaces are anticipated early, protecting your programme.

Clear information: see it for yourself
Information for services should be simple and clear enough to be read and understood by the electricians, plumbers and ductwork installers on site. We don't use NES or NBS templates — 300+ page documents stuffed with obscure standards that contractors don't read. More pages of complex information is not better.

04 Fixed fee
Transparent and simple, always
The fee is fixed within reason — two extra meetings won't cost you more. Invoices show percentage complete against each line of the fee proposal, normally broken down as:
Due diligence
Pre-acquisition survey of the building's services.
Tender documentation
Creation of employer's requirements and tender documents.
Tender analysis
Levelling and plain-English comparison of contractor returns.
Pre-construction & LTA
Licence-to-alter assistance and pre-construction coordination.
Site works period
Monitoring, reviews and issue resolution during construction.
Handover & witnessing
Witnessed commissioning and a clean, validated handover.
05 Contract arrangements
Formal when you need it, fast when you don't
MEP Pro are happy to work to JCT, ACE or other formal conditions — and will also commence work on the basis of an email or phone call, recognising the tight timescales of many CAT A refurbishment and CAT B projects. Collateral warranties can be provided; MEP Pro hold £5 million professional indemnity cover, increased as required for larger projects.
